Dalkeith Redevelopment Concept Plan.

Dear Sir / Madam
Like many constituents, I have many concerns at the impact of this concept plan in its present form.
I am amazed Consultants and Council can be so out of step with constituents expectations for proposed Redevelopment.
I agree there is need for renewal within the Commercial Precinct but existing guidelines for redevelopment are more than adequate.
Three storey development I believe is appropriate and in keeping with surrounding ambience. Adequate residential accommodation could be included on the third floor under present development guidelines.
Looking at other Shopping precincts such as Angelo street South Perth (now with Coles), I for one would be disappointed to see Dalkeith shopping precinct develop in this way.
I think all constituents should have been consulted on plans to increase Commercial precinct area. While these properties may have increased in value surrounding properties under the shade of a 5 storey eye sore, increased traffic and after hours deliveries would have lost value.

The Dalkeith Hall site should not be sold. It must be retained in its present function as a social and cultural meeting place.

A great deal of value in residential Dalkeith lies in the fact that we have not subdivided our residential blocks as in other suburbs. I for one do not wish to live in someone else’s back yard.
It must also be pointed out that there are no trees in suburbs that allow subdivision and smaller block size. This is because trees need room and there is no room on a smaller building block.
Sub dividing in my opinion must be done as a precinct with new road and services rolled out which fit the reduced building block size.

Conclusions
Dalkeith Redevelopment Plan should be filed under failure.
Council and its representatives should get community participation in its planning process not just interested groups.
Justification for increasing the area of the commercial area needs to be explained and justified.
