Subject: Redevelopment

Hi there

We live on Leon Rd.

We are very much against the proposed plans for the redevelopment area in Dalkeith
- the density of housing/buildings is too high and will make the area much less amenable - we wokred very hard to afford to live in the area and feel that it will be ruined by the extra traffic which would result from high density housing and extra commercial space.    We MOVED from Nedlands because there was too much traffic and had several pets killed as a result, we now have a child and wish to have minimal risk and so moved to "quiet" Dalkeith.
-The proposed building heights are far too high - the limit should be 2 for housing and 3 for current commercial.
- many of the current blocks which are subdivided have substandard housing on it and any redevelopment should concentrate on bringing these up to scratch before embarking on high density housing in other area.
- there is far too much commercial area zoned in the new plan.  In the four years we have lived in Dalkeith these has NEVER been a time that ALL of the commercial area has been filled.   The business turnover is ridiculous, so many of the businesses can't survive as it is.   Any commercial areas should ONLY BE FOR SERVICING LOCALS - we do NOT want any additional traffic in the area.   Claremont already is being redeveloped and will have AMPLE shops and restaurants etc so no more is required in Dalkeith.   We think that some of the CURRENT commercial areas should be reveloped into something more modern and pleasant to the eye esp between Alexander Rd and Robert St .  The current commercial areas are disgraceful!

Don't let the developers and the Labour government RUIN our beautiful suburb.
