Please find enclosed a letter expressing our concerns about the proposed development changes for Dalkeith and a check for PADD.
The draft of the letter has been included to indicate the direction of thought that led to the edited version.
It became clear what the plan was about when we thought about the questions raised in the draft.
We will have to fight against all the powers of the government and the greed of builders, developers, absentee land owners and land owners who want to increase the value of their property without regard to the consequences.
Government and greed are a powerful combination and will be very hard to resist.
We think the goal includes spacious offices with river views for Nedlands Council on the Sunset Homes land with an hotel, pub, restaurant etc. We will see ‘Steve’s like’ developments sprout like weeds on any open space that exists in Dalkeith once this powerful combination gets a foot in the door.
Increasing the population density from about 4200 to about 8000 should increase the numbers of rate payers from about 1000 to 2000 and increase the revenue by about $2,000,000.00 per year from Dalkeith. It could increase the income from stamp duty by $30,000,000.00 from the new construction over a ten year period and increase the stamp duty on the increased turnover of properties by four or five times what it is at present.
Governments will do anything to increase revenue.
We would be pleased to place a sign on our front lawn or a display on our front wall.
