Thank you for your replies.
1. If the Dalkeith Village/Waratah Ave site was the only site in Dalkeith how is this site to be prioritsed in the overall concept plan?
Absolute certainty or number 1, 2 or 3 etc against the other sites in Nedlands?
2.You should have some maximum or minimum numbers from these “plans” or at least target numbers for each area of Nedlands and the Dalkeith Village/Waratah Ave site
from the scoping work (which I presume has been done) which would be helpful to residents to gauge the merits of the plan.
3. Understood. I was referring to more than just traffic though. I would have thought that you would be including an “environment impact study” of this plan on the amenities,
streetscape, quality of living and transport in general (ambulation, cycling and public transport requirements), not just cars.
4. Finally I would be most grateful if you could advise how each step of the process is to be evaluated by the Council in order to determine that it should or should not proceed.
That is consultation is one thing but agreeing to community concerns is another and often more difficult process.

1. what other sites in Dalkeith were considered?
Council on 28 November 2006 resolved to include Dalkeith as a redevelopment area as part of the Housing Diversity Study. It was included as the State Government's growth policy Network City states that diversity should occur around existing activity centres, for example the Dalkeith Village. There are no other possible sites which are feasible for this in Dalkeith. The City has 11 redevelopment areas some of which include Broadway, Stirling Highway and Hampden Road.
2. what is the total number of additional residences over the current number will the Waratah precinct and all other planned precinct in Nedlands provide?
The current plan gives in some cases minimum number of dwellings per master lot, in other cases a maximum. It would depend on the site cover, setbacks and plot ratio requirements to determine this. As these change for each precinct we cannot ascertain this figure.
3. who is to provide the study on the effect the planned Waratah precinct will have on the overall environment of Dalkeith?
No studies have been completed as of yet as the guidelines are a concept. Once a draft is prepared and initiated as a scheme amendment for formal consultation a traffic study will be undertaken so this information is available for the community.
A frequently asked questions composition has been developed and has been mailed (and emailed) to Dalkeith Landowners.
I hope this addresses your queries. All feedback on the concept is valuable as this will be used to shape the draft guidelines. These guidelines will be put out for the formal stage of community consultation as a scheme amendment.
