Please see below the answers to your technical questions which have been asked of the City in relation to the Dalkeith Concept Draft Guidelines.

1. Regarding the area allotted to residential in the above scheme, my calculations show approximately 80,000 sqm of allowable area. Using a figure of 100 sqm per unit, this would mean around 800 apartments could be included in the development or 1600 more people.

Is this correct?

The maximum ratios are given for areas but it cannot be calculated as a total because other factors including overshadowing requirements and open space requirements will vary. Maximum NLA can be calculated when a maximum plot ratio allowance is given, however as the concept does not stipulate this, the calculation cannot be accurately given. As per above, to calculate the minimum NLA per lot, the land area must be multiplied by the minimum plot ratio allowance which can be found in the Development Requirements table of each Development Area.  Without knowing these calculations a population prediction cannot be undertaken.  This concept about providing a variety of housing products for the community, not necessary increasing the population.

2. The shop area I calculate to be 26,000 sqm. If this is correct, has anyone carried out a study to see if there is any chance of this space ever being used?

No studies have been completed as of yet as the guidelines are a concept. Once a draft is prepared and initiated as a scheme amendment for formal consultation a traffic study will be undertaken so this information is available for the community.  As outlined above, the total area possible for each use is dependent on all other provisions of the guidelines which will dictate the total area. 

A frequently asked questions composition has been developed and has been mailed (and emailed) to Dalkeith Landowners.
I hope this addresses your queries. All feedback on the concept is valuable as this will be used to shape the draft guidelines. These guidelines will be put out for the formal stage of community consultation as a scheme amendment.
